How to let go of your tradie…

Pains pains pains me to say this.  I have too been let down by someone that is all gung ho and gives you promises they just can’t keep. To say they will be there, then they don’t show.  Or make an excuse day after day to not turn up.  All you asked for is a quote and positively given the impression, that yep you want them to work for you.  You want their business!  All you want is honesty.  Like a ‘Hey Shon, I really am pushing to get this job done for you this time’.  Freakin awesome! Honesty, integrity respect!  I would say ‘no sweat’ and would absolutely ask again for the next job.

Yep, they decided it was ok to put you off with a hope still in the air.  Never get back to you. When do YOU decide to let go?  Well for me it’s one more raw and honest attempt. ‘Hey, I know you are busy, but I am really tight with the time frame for this job. Just giving you the opportunity to say no this time and that’s OK.  It won’t stop me from using you again, I just need to look after myself (or my client) in this instance.  If you could let me know one way or the other today it would be greatly appreciated.’  A response would be admirable. No response… See ya later sunshine.

So what I have learned.  Trades persons own and run their own business.  They can do what they want with their time at their own will.  As we do.  They owe us nothing.  But!  They owe a working relationship everything.  If they cannot do that, then maybe it is time to move on to someone with passion, a will, a yearning, commitment and authenticity.

Honesty. Integrity. Authenticity.  Look and seek this.  It’s ok to be let down, but don’t let yourself down.  Stand up and choose who you want to work for you.  You have control. There are many many AMAZING Tradies out there.  Let’s support those that make life easier for us and in turn we make it easier and lucrative for them.  What goes around comes around right?

However, there is something that is even bigger than that!  It’s about FEELINGS.  Totally about feelings.  I styled a house last week to put on the market.  The marketing shots were taken and midweek it went online.  The first open for inspection was Saturday.  WOW!  I had one very excited Vendor call me to tell me they had a record number of people through the home.  The agent had to kick some people out (in a gentle loving way of course) as they kept walking back in! They did not want to leave! **Feeling.  The agent himself said that he wanted to live there!  It felt so good!  **Feeling

By late afternoon, I received news that the Vendors had MULTIPLE offers!  Yep Multiple!  All above the expected sale price! The offers came from people that fell in love with this home and wanted it to be theirs.  **Feeling

The Vendors, well they just made a Return on Investment tenfold and feel so excited and light and free and inspired.  **More feels

So, whichever buyer was lucky enough to snap it, they can celebrate.  My clients, already celebrating.  The Agent, he too will celebrate.  WIN WIN WIN.

5.  Choose an Agent that fits!  One that understands the importance of getting it right and will give you time to accomplish it.  Agree to a time frame that is realistic to have it right before the photographers come in.  Sometimes it takes a few weeks.  But if that is what you need..then take it.  However, if you have made the decision, then go with the universe and do this as swiftly as you can.  Procrastination won’t get you what you desire.  Commit to playing full out!

4.  Set your intention for your style concept. Understand the dynamic of the market.  Learn what trends your buyers are attracted to. You won’t be able to please everybody, but making a clear decision on who you want to market to will serve you better come Open days.  Choose your furniture placement, the accents and the art to fit together to create an amazing atmosphere! Make it cosy for Winter and breezy and light for Summer.  Design it so it FEELS positive and lure them to want to stay there and emotionally fall for it.  It really does become a love affair.

3.  Plan!  This is going to save your ass! Write down exactly what you need to change and what stays.  A mood board for your styling intention will keep you on track with this.  Then you will understand how it is going to all come together.  Once you have done this, write out a plan of what actions need to be taken leading up to the first Open for Inspection. Depending on how much time you have, break it up into chunks of ‘To Do’s’.  Make allowances for days off to de-stress and for your commitments.  Set aside times in the coming weeks, when you can be focussed and productive.  This will help you avoid overwhelm.  Not to mention overspending!

2.  DECLUTTER!  Yep you will hear this over and over again, but this is really going to make a massive difference.  I know most of us don’t know even where to begin!  I am going to tell you.  You need to pretend you are already packing for your new home.  Boxes.  Tape.  Texta’s.  Pack it up.  All the trinkets, the photo’s (yes all photo’s).  You need to take your emotional attachment away.  If you need to, have a goodbye BBQ on a Sunday and decide that from that moment forward, you a creating a space for someone else.  I know nostalgia creeps in, but if you can detach from that for this period, things are going to be a whole lot easier for you.  Don’t make decorating decisions based on what you want.  From a place of love, your ‘want’ is now about the best possible result for you to move forward with the rest of your life.  A new house.  A new chapter.

AND NOW MY NUMBER ONE!!

Be OPEN to the possibilities!  It’s ok to be nervous and doubt yourself.  However, in my experience, the more you let go of any negativity surrounding you, you are removing it from the feel of your home.  The mood, the vibe and the FEELINGS will be what makes this Sale a success!

Where is the value?

When deciding whether to invest in styling your home to sell…consider this.  Where is the true value here?  Yes $$ is a big factor.  You want to make money for sure.  But if you think of it logically, how much money is it costing you sitting on the market for months and months….and months.  How many frustrating Open Houses will you do later?  It takes up your weekend right?  The cleaning, organising the kids, putting the dog and cat in the car and driving around for the 45 mins to an hour while it is ‘Open’, not to mention the freaking washing that you didn’t get to and is now piled in the boot to make it look like you are organised!  Oh and should the kids play with their toys…..  Oh man, don’t worry I have been there back in the day!

So where is the value?  For all of the Clients I have been privileged to help, and my own selling campaigns…the value is creating a home that people fall in love with and take off your hands as quickly as possible.  It isn’t cheating or creating bad vibes fobbing something off!  Noooo!  You are just ready for your next chapter in your life yeah?  Ready to move on.  The buyers are going to love their new chapter too in their new home (your old one).  But babes, do this transition from on the market to settlement for as little time possible so that you don’t have to run yourself ragged!  So that you can get that next house you want, so that you don’t have two mortgages on the go for all this time, so that you can be free!!!  Whatever your circumstance, I just know you want it sold quickly.  We all do.

Weigh it up.  What does investing in strategically styling your house to sell mean for you? What outcome do you want and what will you do to get it?  Trust me, if you are open to investing in yourself, people are open to investing in what you offer.  And when that house looks so amazing that people are fighting for it….then guess what?…you make your return on investment.  You just have to watch the lifestyle channels to know that emotional attachment creates abundance, for everyone! The buyers.  The Vendors.

Ceramic Vs Porcelain

Tiles!

So here is the thing.  Tiles are AMAZING!  But do you get a bit overwhelmed for choice?  Does it concern you about which is the right decision…to choose a porcelain tile opposed to a ceramic one?

Tile terminology can be confusing.  I worked in a tile shop many moons ago and I understand how hard it is to be confident in the decisions you are faced.  Here is the run down WITHOUT getting into how they are made. Just the small and logic of it.

Ceramic tiles are cheaper.  They have various colour choices and shapes which used effectively can give a gorgeous look to walls.  I say walls as they are restricted to a size and because of their rounded edges, grout lines are bigger. Which is ok, however it isn’t desirable in high traffic area’s such as floors. Not only does it look like a grid, grout is porous and will attract stains.  However, splash backs and shower walls can be beautifully styled with these babies.  It’s all about placement and colour in this scenario. A ceramic floor?  If you happen to chip a tile from dropping something on it or movement…the clay underneath the colour shows.

Porcelain tiles do attract a higher price tag.  But to me, they are worth it for the luxury.  Straight edges mean very thin grout lines. Look for ‘rectified’ tiles for the thinnest grout line possible. They also come in oversize..again lux! They have amazing textures and polishes. As a floor, porcelain are my preferred choice.  Semi-polished or natural at that!  Less slippery!  If you happen to chip a tile….it HAPPENS!..then the colour underneath the first layer is exactly the same.  Less obvious.

Whether you choose porcelain or ceramic, be selective.  Get to know styles and options and match it to the character of the home and concept you wish to achieve. Make sure you measure twice, order once.  It is heartbreaking if you get this wrong and you need extra tiles and the dilot/batch is no longer available.  It sucks!  Makes everything sooooo much harder!

Like a moth to a flame….

Us humans share this amazing phenomenon with our winged friends…we love beautiful things.  It is fact.  When we are surrounded by wonderment, it evokes feel good emotions.  I absolutely love the science and spirituality behind this stuff.  It is so interesting to me.  Like the colour green for example.  A German study revealed that looking at different shades of green, it induced creativity and motivation while giving a sense of peace and positiveness.  Given that we live in a world where our nourishment and growth comes from vegetation, it makes sense!  When you go spend time at the sea.  How do you feel?  For most of us, we feel energised, happy, inspired and calm.  That is because we get an amazing healthy dose of negative ions that give us these feelings as we are standing there in awe of the beauty.  Creating spaces with blue hues imitates these feelings and can alleviate stress and depression.  It’s pretty amazing stuff.

So our natural responses are to find beauty and surround ourselves with the things that make us feel good about ourselves and the direction life is taking.  To be positive and in tune.  I often talk to my clients about colour choices.  Sometimes they are overwhelmed and confused on what the trend is saying and what they really like.  Creating spaces that tap into the feel good emotions is a sure-fire way to bring interest to your property. (Fire…get it..flame..ahh I amuse myself sometimes).  Where was I…oh yeah..  It is no good styling your home according to the ‘colour of the year’ if it doesn’t resonate with you or if it just doesn’t work!  You can’t force that shit and if everyone did this, we would walk into every home the same.  How dull would life be?!

Choosing colour is more than just fashion.  It’s deeper than that.  It is supposed to make you feel good! So find what you are attracted to and go with it!  Guaranteed if you feel amazing, the space IS amazing.  Let the law of attraction guide you.   Create a sanctuary for someone.  They are already looking for the flame, you just need to let that beauty shine so bright they are drawn and never want to leave!

Start it at the front door!  Then mesmerize them as they walk through.  SOLD!  Boom Baby!

Some days just don’t like me….

Yep it was one of those days.  So tempted to allow the bee in the bonnet get the better of me.  You know what it’s like, you schedule something in and it’s going according to plan, days pass and you wake up with it all still on track.  Then the phone call at 8:30am.  ‘Um Shonah, sorry but we have only just looked at your job order this morning and we can’t actually do it…it has to be outsourced’  UGHH!  FACE PALM! no no no.  They said they could!  They said it will be ok. It was supposed to be ready in a day or two ready for the install!! The pressure is on, the deadline for opening is Tuesday and everything else is scheduled around it.  It affects everything!

So what to do?  Well there is nothing else we can do.  Shopping and ordering over Easter weekend is pointless, we aren’t going to get anything any sooner.  So we push on.  We make do for now.  We pick up the pieces off the floor and get on the blower and reschedule the best we can.  We move things around, we plead our case to those that are shirty and win back their love, we get shit done!  So I did, just that.  And right now at 6pm in the evening of the day that didn’t play the game so fair, I still won.  It isn’t working how I wanted it to but it is still working, it’s just different.  That’s ok.

Time to put my feet up, close the diary and schedules and enjoy the night…the night’s are always my friend.

It’s always a choice how to react.  I choose not to be an ass about it to the provider.  It doesn’t change a thing.  Positive actions lead to positive outcomes.  A brand new day awaits tomorrow and we work towards a beautiful space.

The road always leads to a beautiful place, no matter how bumpy it gets.

So what do the experts say….

I had the privilege of having a chat with a dedicated and passionate Real Estate Agent just the other day, Damian Portaro. What a perfect way to get an insight into what is expected, what is appreciated and what exactly ticks all the boxes when you present your property for sale. This guy lives and breathes Real Estate and he bloody amazing at what he does. What is more, Real Estate Agents work for both sides of the story. They see the ins and outs of personalities, emotions, dynamics and yep.. I am guessing the good, the bad and …you get the jist. But kudos to the Realtors, they stay positive, upbeat and are sooo patient. So you can imagine the excitement they must feel when everything just goes right! Right for the people that sweat it to sell. Right for the buyer who has found what they were looking for. Right for these guys, the agents, that go home to their families each day. Feelin the love? I’m putting it out there. 🙂 I appreciate this tricky business we call property investing. But it’s a feel good industry. WE LOVE IT!

So to the insights. Damian was amazing to talk to. He understood how presentation is everything. So when I asked what EXACTLY could it achieve, he advised that is could easily give you 5% on your sale price! Holy toledo! So for a $300k sale…that’s $15k! For a $700k property..that’s a new car!!! But one thing we discussed was, it isn’t just about the bonus $$. It is creating a home for someone to fall inlove with. So the potential buyer can see this home as theirs. So they can walk in and feel like it is home. They want it and want it bad! What does that do? It creates a bidding war, it creates an emotional response. It sells fast!!! Which is all good!!! Totally good. No-one is being ripped here. It’s all about positive lifestyles. We are all in this. It is worth the investment. It is worth the effort. It is worth the look. It is worth the let go. It’s worth getting right.
